Cockburn Response

The Cockburn Association recognises the potential benefit of bringing Caledonia House into continued productive use and does not object to hotel use in principle at this accessible West Edinburgh location.

The proposal should nevertheless be considered in the context of City Plan 2030’s wider intentions for Edinburgh Park and South Gyle. While the plan makes provision for hotels in West Edinburgh, it also seeks to retain the area’s strategic business role and create a better-connected mix of uses. We ask the Council to consider the loss of this substantial office building alongside other office-to-hotel proposals nearby and to be satisfied that the cumulative effect supports that wider strategy.

The quality of access to the building is equally important. The application should demonstrate convenient, safe and inclusive pedestrian routes to public transport and surrounding destinations, adequate cycle provision, and a justified approach to car parking, servicing and guest drop-off.

Conversion also provides an opportunity to improve the building’s entrance, landscaping and relationship with the surrounding streets. We encourage the Council to secure these improvements as part of the proposal, with particular attention to the pedestrian arrival experience and opportunities to reduce unnecessary hardstanding.
